A: 25-30 minutes during business hours, 30-45 minutes after hours. Menai is the further end of the Shire from Caringbah — we still come, response time just reflects the drive.
A: Most Menai houses are on Sydney Water mains. A handful of properties closer to the National Park edge are on septic. Check your Sydney Water bill — no sewer charge = septic.
A: Same as Engadine: eucalypt roots in the clay sewer line joints. Mechanical clear is temporary. CCTV identifies the entry points; no-dig pipe relining of those sections is the permanent fix. Quoted on-site after the camera.
A: Pressure spikes when valves close (washing machine fills, dishwasher cycles, toilets refill). Caused by mains pressure spikes or old pipework. Fixed with a pressure-limiting valve at the main and water hammer arrestors on the appliance lines. $300-$600.
