If water is actively spraying right now, do these four things in order before you read anything else:
- Turn off the water at the mains โ usually a tap or lever in a green or blue meter box at the front boundary of your property. Quarter-turn lever: rotate 90ยฐ. Round tap: clockwise until it stops.
- Turn off the power at the switchboard if water is anywhere near a light fitting, power point, or appliance.
- Open the lowest cold tap in the house (usually the outside garden tap) to drain the rest of the pipe. This stops the dripping faster.
- Call a 24/7 plumber. Phone before you start cleaning โ get them rolling, then clean while you wait.

Where is the water mains shut-off, exactly?
For 95% of Sydney houses, the water mains shut-off is the tap or lever inside the water meter box at the front of your property โ usually under a green, blue or grey plastic lid set into the ground or garden bed near the footpath. Lift the lid, you'll see the meter and one tap or lever beside it. That's it.
If you live in an apartment or townhouse, the shut-off is usually on a sub-meter board (sometimes in a hallway cupboard, sometimes outside on a strata wall). Worth finding this before an emergency โ take 30 seconds today, lift the lid, take a photo with your phone.
If you can't find the mains tap and water is gushing, the next-best option is the individual shut-off on the failed appliance โ toilet cistern, hot water unit, dishwasher, washing machine. These have an isolation valve on the supply line directly behind or beneath them. Quarter-turn lever, parallel = open, perpendicular = closed.
The first 10 minutes after you've stopped the water
Mains is off, power is off if needed, drain tap is open. Now you've got 10 minutes of useful work to do before the plumber arrives.
1. Contain the spread
Towels, buckets, anything absorbent. The priority is stopping water reaching skirting boards, internal walls, and timber floors. If water is on a tiled floor it's annoying but cheap to dry. If it's wicking up a plaster wall or under a floating floor, every minute it sits there adds repair cost.
2. Move anything porous off the floor
Rugs, cardboard boxes, bedding, fabric. Get them up onto a bench or out of the room. Wet cardboard is what causes most insurance claims after the initial flood โ it leaches water into the floor under it and grows mould within 24โ48 hours.
3. Take photos for insurance
Wide shots, close-ups of the burst, photos of the damage to floors, walls, and any contents that got wet. Date-stamped from your phone is fine. If you make a claim later you'll want at least 8โ10 photos from before any clean-up.
4. Don't try to repair it yourself
Tape, putty, and "epoxy stick" repairs from Bunnings will hold for an hour at low pressure if you're lucky. Mains pressure (500 kPa) will blow them off the moment you turn the water back on. Wait for the plumber โ that's literally what we're for.
Why pipes burst in the first place
Three common causes in Sydney homes:
Old copper, internal corrosion
Copper pipework from the 1970s and earlier is at the end of its design life. The inside corrodes, pinholes open, water finds them. Common spots: behind shower tiles, under kitchen sinks, in the wall cavity behind the toilet. A pinhole leak left untreated for months can suddenly tear open into a full burst.
Movement and stress at joints
Pipes move when buildings settle. Joints โ especially old soldered copper joints, push-fit fittings, and compression fittings on dishwashers/fridges โ can fatigue and let go. This is the most common cause of catastrophic kitchen and laundry floods.
Freeze damage (rare in Sydney, common in the highlands)
Below freezing temperatures cause water in exposed external pipes to expand and split copper. Sydney's Sutherland Shire rarely sees this โ but houses with exposed pipework on the south side of the property in Heathcote, Engadine, or Loftus during a cold July snap aren't immune. The pipe usually splits in the freeze; the burst happens the next morning when it thaws.

Most domestic bursts are the accessible kind โ copper failing behind a vanity, a flexi hose letting go under a sink, a fitting popping on a washing machine connection. These are the $250โ$450 jobs, and your home insurance usually covers the damage even if it won't cover the pipe repair itself.
Slab leaks are the expensive ones because we have to either re-route the pipe through the ceiling or jackhammer the concrete to access the failed section. If your water bill suddenly doubled and you can hear water running with all taps closed, you may have a slab leak forming โ get a leak detection booking before it tears open.
Will my insurance cover this?
Two-part answer.
Damage from the water (carpet, plaster, contents): almost always covered by home and contents insurance under "sudden and accidental escape of water." Take the photos, get the plumber's invoice, lodge the claim.
The pipe repair itself: typically not covered, unless your policy specifically includes "burst pipe" or "hidden water damage" cover. Worth checking your PDS โ most basic policies treat the pipe as a maintenance item and won't pay for the actual replumb.
The exception: if the burst was caused by an event covered under your policy (storm damage knocking a pipe loose, tree root from a covered insured event), the repair itself may be claimable. Document everything.
Common mistakes we see on burst-pipe callouts
- Turning off the wrong tap. The garden tap on the outside wall is not the mains tap. It's a downstream tap. Look for the meter box at the boundary.
- Not draining the cold lines. If you shut the mains but leave every tap closed, the failed pipe keeps weeping for another 15โ30 minutes from the pressure trapped in the lines. Open the lowest tap to release it.
- Trying to mop up before phoning the plumber. Phone first, then clean. We can be rolling toward you while you're moving the rug. Reverse the order and you lose 20 minutes.
- Ignoring the smell of gas. If your hot water unit failed and you smell gas, that's a separate emergency โ turn off the gas at the meter as well, and tell the plumber on the phone. We'll send a gas-fit licensed plumber.
- Skipping the leak-detection report when filing insurance. Insurers increasingly require a leak-detection report (~$280) before they'll pay out on water damage claims, especially for hidden bursts. Ask the plumber to issue one as part of the job.
How fast can a 24/7 plumber actually get there?
